Not one and done. We hold open houses on an ongoing basis while the property is listed, because most serious offers come from buyers who have stood in the room.

6%total commission, split with the buyer’s agent

What it costs

That is our standard rate, and we would rather you saw it here than had to ask. It covers the MLS listing, the open houses, the marketing, and the work of getting an accepted offer to the closing table. The valuation is free either way.

What else a seller pays at closing

The commission is not the only line on a Florida closing statement. These are the others, and none of them are ours — they go to the state, the county, the title company or the association.

Documentary stamp tax

Florida charges this on the deed when the property changes hands. Miami-Dade is 60¢ per $100 of the price, plus a 45¢ surtax that does not apply to a single-family home. So a $500,000 house pays about $3,000 — a $500,000 condo pays about $5,250.

Title insurance

Across most of Florida the seller pays for the owner’s policy. In Miami-Dade the buyer customarily does. It is a custom rather than a rule, so it is negotiable in the contract.

Property taxes to the closing date

You pay the share of the year you owned the property; it is prorated and settled at closing.

Association estoppel fee

If the property is in an HOA or condo association, they charge to produce the estoppel certificate. Florida law caps what they may charge and requires delivery within 10 business days — if they miss that, they may not charge at all.

Figures are the current Florida and Miami-Dade rates and are given for orientation, not as a quote for your property. Your closing statement is prepared by the title company.

Questions sellers ask

Do I pay anything upfront?

No. The valuation is free, and the commission is paid at closing out of the sale proceeds. Nothing comes out of your pocket to get started.

Is the 6% negotiable?

Yes. Commissions are not set by law and never have been. 6% is our standard rate; what you actually pay is agreed between you and the brokerage before anything is signed.

When is the commission actually paid?

At closing, deducted from the proceeds of the sale. If the property does not sell, no commission is owed.

Do I need to repair or stage the house first?

Not before the valuation. Part of what the valuation tells you is which work would move the number and which would not — some repairs return more than they cost and some return nothing, and that depends on the property.

How long will it take to sell?

That depends on the price, the property and the market at the time, and anyone who gives you a number before seeing the house is guessing. The valuation covers realistic timing for your property in the current Miami-Dade market.

Can I sell and buy at the same time?

Yes, and it is common. Ruiz & Associates handles both sides, so the timing of the sale and the purchase can be planned together rather than separately.

What if I change my mind after the valuation?

Then nothing happens. The valuation carries no obligation — you are free to walk away, wait a year, or list with someone else.

Do you work in Spanish?

Yes. The whole process, from the valuation through to closing, can be handled in Spanish or English.
